Spread over a stunning 1,000 hectares, Mirvac’s newest community is set to become a vibrant home for approximately 7,300 families, welcoming over 18,000 residents.

Located within the Logan City Council's Greater Flagstone Priority Development Area, approximately 38 kilometres from Brisbane’s CBD, This community is close to Mirvac’s Everleigh project in Greenbank.

At the heart of Mirvac’s vision lies the preservation of expansive green corridors and conservation, covering around 400 hectares. These lush spaces will enhance the natural beauty and provide tranquil spots for relaxation, recreation and exploration.

This community presents a unique opportunity to regenerate and enrich existing habitats, contributing to a diverse and flourishing ecosystem that supports local wildlife.

The thoughtfully designed masterplan includes essential amenities like schools, neighbourhood shops, parks including dog parks, and sporting fields. Plus, a network of scenic walking, hiking and cycling paths invites you to explore and enjoy the outdoors.

In line with Mirvac’s commitment to reconciliation, the community will see the establishment of an Information and Educational Centre. This space will honour and share the rich history of the area with a focus on opportunities for storytelling and learning about Aboriginal culture.

With development approvals underway, Mirvac anticipates sales to begin in 2025, with settlements starting in FY27. The range of home sites will cater to diverse needs, featuring low maintenance sizes from 300m² to family sized home sites of 640m² and frontages from 11m to 20m.

What is Mirvac's new Monarch Glen development and what will it include?

Mirvac's "Monarch Glen" is a new community on a 1,024-hectare site in the Greater Flagstone Priority Development Area (PDA), about 40km south-west of Brisbane CBD. It will have around 7,300 home sites, delivered in stages over approximately 30 years. The development will include community facilities like parks, sports grounds, schools, and retail centres. A future commuter rail station is planned, but the timing is uncertain.

Why is Mirvac proposing a development here? Is the development appropriate?

The "Monarch Glen" site is part of the Greater Flagstone Priority Development Area (PDA), declared by the Queensland State Government in 2010 after community consultation. The PDA is expected to provide 51,500 homes for up to 138,000 people over 40 years. "Monarch Glen" will provide about 7,300 homes for around 20,000 people, aligning with the State's strategic plan. The development follows the established development scheme, with no re-zoning or relaxation of controls.

When is the first stage of development expected to start? When is the community expected to be complete?

Construction is expected to start in 2025 and will be completed in stages over approximately 30 years. 

What mix of housing will Mirvac's new Monarch Glen development include? Will it differ from existing residential development in the area?

The development will include a mix of housing types, from townhouses and duplexes to larger lots with detached homes. This mix will provide affordable and low-maintenance options for first home buyers, young families, retirees, and empty nesters. Future housing types may change based on market demand and authority requirements. 

Will Mirvac be constructing the houses?

Mirvac will deliver land lots and work with purchasers and builder partners to facilitate the construction of homes, as done in previous Mirvac communities like Gainsborough Greens and Everleigh.

Will the project include any new community infrastructure to assist with the population increase? When will new community infrastructure be delivered?

Yes, Mirvac will develop various community assets, including over 45% of the site as open space with conservation parkland, sports and recreation parks, and neighbourhood parks. Schools and retail centres will be delivered in line with demand. The Karrawatha Interpretive Community Centre is also planned to honour and share Aboriginal culture. 

What park space will be available in the first development area and when will it be delivered?

The first development area will have two neighbourhood parks (each about 5,000sqm) and linear parks. The first park will be delivered with the first stage of works and be operational before residents move in. 

What steps will Mirvac take to minimise disruption to neighbouring properties during the construction period?

Mirvac will plan access routes to minimise disruption, adhere to working hours as per Council permits, and manage dust. The first stage of works will include extending Homestead Drive, with traffic disruption managed to minimise impacts. Residents can contact the "Monarch Glen" community information line for any issues.

What steps is Mirvac taking to minimise the environmental impact of its new development?

The masterplan preserves over 400 hectares of bushland as conservation parkland. Clearing is approved under the Environmental Protection and Biodiversity Conservation Act, with an environmental offset secured for rehabilitation. The conservation parkland will be transferred to Logan City Council with walking trails (subject to council approval) for community access.

When will clearing commence and when will it be completed?

Clearing will commence in 2025 and be completed in stages over subsequent years. 

Will existing local roads and infrastructure be able to cater for the increased population as a result of this new development?

As part of the development, new infrastructure will be delivered in accordance with the plans developed by Government authorities for the growing community. Traffic models determine the transport network, with infrastructure delivered as per authority approvals. Mirvac engages with authorities to progress necessary infrastructure. Active transport options and subsidised bus routes will also be provided. 

Are there any heritage features on site that should be preserved?

Mirvac is working with Traditional Owners to manage cultural heritage according to a management plan. The site is currently vacant with no significant structures.

Will Mirvac be managing bushfire risk on the site?

Mirvac will work with the landowner on bushfire management. A bushfire management consultant will advise on controlled burns and other measures. Wildlife welfare will be considered, and new development will follow bushfire planning controls.

Who will deliver the infrastructure? How is infrastructure funded?

Mirvac will deliver most of the infrastructure within "Monarch Glen". Larger infrastructure items are funded by infrastructure charges, while smaller items are fully funded by developers.

What is a project delivery agreement? Who is Monarch Glen No.1 Pty Ltd? Who is Pioneer Fortune Pty Ltd?

A project delivery agreement is a legal agreement where the landowner appoints a developer. For "Monarch Glen", the landowner is Pioneer Fortune Pty Ltd, and the developer is Mirvac entity Monarch Glen No. 1 Pty Ltd.

Why didn’t Mirvac engage with the community before obtaining approvals?

The landowner progressed approvals before appointing Mirvac in 2024. However, since being involved Mirvac is taking a positive and proactive approach to engaging with the community. 

Has Mirvac engaged with Traditional Owners?

Yes, Mirvac is working with Traditional Owners to manage cultural heritage and explore engagement opportunities as part of its reconciliation action plan. 

Has flooding been considered for the project?

Yes, flooding is managed according to stormwater management plans approved by authorities. Mirvac engages with stakeholders to address flood risks and ensure compliance with standards. 

Am I allowed to access the site? Can I use the trails on the property?

The site is private property, and unauthorised access is prohibited. Parts of the site will be opened to the public once transferred to Council or deemed safe. 

Does anyone live on the site? Is there a caretaker?

The site is currently vacant. Mirvac plans to construct a dwelling for a caretaker to manage the site and discourage trespassers. 

How will Mirvac engage with the community?

Mirvac will engage with community stakeholders through a development program, events, and regular feedback.  

What are Mirvac’s plans for the Karawatha Interpretive Community Centre (KICC)?

Mirvac will engage with stakeholders to plan the KICC, focusing on First Nations culture and a nature-based discovery centre.
